Every resident is automatically enrolled in the program.

Enrollment is free – there are no resident enrollment fees.

No minimum length of residency is required, although the resident must fulfill their first full lease term—whatever length that is—to be eligible to use their SmartRent credits.

SmartRent credits accrue based on rent amount and number of months of residency.

Residents must fulfill their term of lease and be in good standing. They must be current with their financial obligations to Marquette Management and must follow the proper procedures for terminating their lease, whether it is at lease end or mid-lease.

The SmartRent program may be changed or cancelled at any time without notice.

As part of the SmartRent program requirements, residents must use the services of a real estate agent from Ryan Hill Realty who is part of the SmartRent service program when using their SmartRent credits with a participating builder.

SmartRent credits can be used with any participating SmartRent builder.

Credits on the SmartRent Certificate translate into credits or discounts given from the builder to the buyer.

SmartRent credits can be used in conjunction with any other published participating builder offers.

Certificate must be presented to the participating builder by purchaser’s real estate agent from Ryan Hill Realty at the time the purchase agreement is signed.

SmartRent Credits CAN be transferred to another individual. The Renter has the ability to designate all or a portion of their SmartRent Credits to another individual for the purpose of purchasing. SmartRent Credits can only be redeemed by following the rules of the program.

As part of the SmartRent program requirements, residents must use the services of a Lender who is part of the SmartRent Preferred Lender program when using their SmartRent credits with a participating builder.

Once a purchase agreement is signed no additional rent credits can be applied to the purchase. SmartRent credits do continue to accrue until the resident physically moves off the property for use on a future property or to gift to friends or family. Unused SmartRent credits can be assigned to other people that the resident designates but must be assigned and used within 180 days from resident’s move out.

Roommates earn credits independently based on the total rent for the apartment.

SmartRent credits transfer with the resident and continue to accrue if they move to any other participating Marquette Management property.
- SmartRent credits are valid for 180 days from the date that a resident moves out of a Marquette Management property.

If the Owner of the Marquette Managed property sells a property, residents of that property have one year from the date of sale to use their rent credits with participating builders.

SmartRent credits cannot be used for a down payment.

The participating builder determines how credits are applied to the purchase of the new home, but they must honor all credits up to the maximum percentage allowed.

If a resident has credits valued at more than the maximum percentage of the purchase price, the credits/discount is limited to the maximum.
