Q: How do I sign up for SmartRent?

A: Every resident who rents in an eligible community is automatically enrolled. You do not have to do anything to enroll!

Q: Do I get credit for the entire
time I’ve been renting?

A: Once you sign a lease with an eligible Marquette rental community, credits representing 20% of every dollar of rent you have paid while living in an eligible community will be “banked” in your Smart Rent account. Current residents’ credits will be retroactive to the original date they started renting at an eligible Marquette community.

Q: What happens to the credits
if I move out of an eligible property?

A: If you move into another qualified Marquette rental community, your SmartRent credits move with you. Should you choose to move outside of the eligible communities, after 180 days your SmartRent credits will be forfeited.

Q: How soon can I use my SmartRent credits
to purchase a home?

A: SmartRent credits are available for use after your first full lease term.

Q: How many credits can I apply
to a down payment?

A: None. SmartRent credits cannot be used for a down payment. They are for the reduction of purchase price (where allowed), closing costs, upgrades or assessments where applicable.
 

Q: What if I don’t want to buy?
How can I take advantage of the program?

A: Even if you don’t want to buy, you can still use the credits, which you may share with anyone you choose. Help family and/or friends buy their home by being able to assign credits up to 3% of the purchase price, depending on where they buy. Your ability to share credits within these guidelines is only limited by the total number of credits you have accrued. You may share with as many people as you choose! This feature is exclusively available through Marquette Management.

Q: If I give my Smart Rent credits to my son so he can buy a home, and I continue to rent, do I still accrue credits?

A: Yes! You accrue credits for as long as you pay rent to an eligible community!

Q: Can I use my own realtor?

A: No. Because we offer the benefit of skilled realtors available through our preferred relationship with Ryan Hill Realty, SmartRent credits can only be used on purchases made through this brokerage.

Q: What happens if my move is delayed?

A: You have the benefit of being a Marquette resident- we will work with you to ensure that you can extend your stay with us while you are waiting to make the move into the home you buy.
